The Old Cotton Factory in downtown Rock Hill was the first steam powered yarn mill in South Carolina when it opened in 1881. The first investors were Civil War veterans. It was used for the manufacture of denim, rope and sheeting. The mill was sold and renamed several times before it closed in 1967. The Cotton Factory was purchased in 2006 and completely renovated into modern office & retail space, while still maintaining the historic appearance and architecture of the site. On September 6, 2007, a new South Carolina historical marker commemorating the Cotton Factory's history and heritage was dedicated by the City of Rock Hill and the Culture & Heritage Museums.
The Sherbert Group was brought into the project to help financially structure the deal. The project was financed with a variety of methods, including Historic Rehabilitation Tax Credits (HRTC) and New Market Tax Credits (NMTC). The projects was put into a lease-pass through structure to maximize the benefits of both the HRTC and NMTC credits to the investor. Sherbert Group helped to negotiate the structure with the investor, prepared financial projections and helped the developer close on the financing. Once the financing was in place, Sherbert Group assisted the developer with their accounting, made sure the investors and lenders were provided the required financial reports, cost certifications, and audits for the entities in the project.
